What We Do
Every inspection is a chance to educate, empower, and give you real answers about the home you're stepping into. Here's everything we do.

Buying a home is often the most significant investment many people ever make. A home inspection is a visual, non-invasive assessment of the condition, functionality, workmanship, and safety of the home and all of its major systems - performed before you proceed with such a major transaction.

A cancer-inducing, radioactive gas, radon can't be seen and has no scent or taste. The U.S. Surgeon General cautions that radon is among the leading causes of lung cancer in the country today - and our region's levels are above average compared to the rest of the US.

When you detect the odor of mold but can't see it, when plumbing leaks make you suspect mold behind walls, or when recurring health problems point to your indoor air - professional mold testing gives you real answers.

Need professional water testing for your home or business? Our inspectors test your property's water for nitrates, arsenic, lead, bacteria and E. coli - with certified lab results you can act on.

Homes built before the 1980s often contain asbestos in insulation, floor tiles, siding, pipe wrap, and ceiling textures. Left undisturbed it may be harmless - but renovations, damage, or deterioration can release dangerous fibers into the air.

Buying, selling, or refinancing a manufactured home with an FHA, VA, USDA, or many conventional loans usually requires more than a standard home inspection. Lenders need a site-specific structural certification that the home is on a permanent foundation and that loads are transferred safely to the ground.

The sewer line is one of the most expensive repairs a homeowner can face - and it is completely invisible during a standard home inspection. We push a high-resolution camera through the line from the home to the city main so you know what you are buying. Currently offered in the Grand Forks area only.
Two Packages To Choose From
You have a signed purchase agreement in place, and your REALTOR has wisely advised that you include an inspection contingency. The inspection contingency is your right as a home buyer to conduct an independent inspection of the home before proceeding with the sale - and to make certain requests, or receive your earnest money back, if the findings are not to your satisfaction.
What is a home inspection? A home inspection is a visual, non-invasive assessment of a home. While many home buyers are focused on the paint colors and floor coverings, the inspector is focused on the condition, functionality, workmanship, and safety of the home and all of its major systems.
Everything in The Essentials, plus:
The Enhanced bundles some of our most popular add-ons for significantly less cost than adding these services individually.
Our home inspection reports are completely digital with thorough descriptions and detailed pictures and illustrations. As required by state law, home inspections are typically two documents: a pre-inspection agreement and the actual home inspection report.
